Will AI replace Appraisers of Personal and Business Property?

AI is unlikely to replace appraisers entirely but will reshape the role. Routine valuation decisions and report drafting will increasingly be assisted or automated, reducing time spent on documentation. Demand may shift toward appraisers who can verify AI outputs, handle unusual properties, and provide the professional accountability that clients and regulators require.

The occupation faces moderate exposure right now. AI can already assist with choosing valuation approaches, writing descriptions, and locating comparable sales. However, the technology cannot yet independently verify property condition, assess unique items with thin market data, or sign off on valuations with legal and financial consequences.

Physical inspection of property remains the most protected task. Measuring, photographing, and assessing condition require on-site presence and tactile judgment that AI cannot replicate. Evaluating unusual or rare items, where comparables are scarce and expertise is subjective, also resists automation because algorithms struggle without clear precedent.

Large language models can draft appraisal reports and suggest valuation methods based on text descriptions, but they cannot inspect property, verify measurements, or access proprietary sales databases. They lack the authority to certify valuations for legal or financial use and cannot be held accountable for errors. Appraisers still own the final judgment and liability.
